A 90% failure rate! In San Antonio, on any given month there are around 5000 licensed agents! The question is…What Sets Them Apart?

2.    Negotiating and carrying the contract to closing. (In a recent National Association of Realtors article, it was noted that the Realtor will participate in an average of over 250 phone calls from contract to closing!)

The professionalism and communication skills of a seasoned Realtor are shown during the second half of a Real Estate transaction. Let’s face it…a great marketing company can get people to your house. But then, they can do no more. Once under contract, many deals go sour and this is when people’s lives can turn upside-down. Collins Group Steps to Sell Your House

1.       Pre-interview Phone introduction
a.       A quick call to touch base will provide an initial introduction and allow some basic questions to be answered. The information you provide will allow us to bring detailed information to our Initial Listing Interview so you’ll have accurate information right away.

 

2.       Initial Listing Interview
a. This is an informal, personal opportunity for us to meet in person to discuss your family’s goals and objectives. During this time, we may discover that you do not need to sell your house to achieve your goals. You’ll have an opportunity to ask me any detailed questions requiring clarity, to assist you in deciding which options make sense for you. (I call it an interview because this is when we’ll both decide if we’re complimentary, with no hard feelings or pressure should we decide we’re not right for each other).

 

3.       The Listing appointment
a.       Based on the interview, we may combine visits two and three. (I get a good or bad feeling about folks over the phone!) This is the time for The Collins Group to educate, inform and provide options for you to decide on. We will go over the current market analysis, show you how much you’ll make when it sells, and provide a detailed list of standard seller closing costs. No surprises here! We will help you to stage your house properly for maximum impact. We will advise you as to what repairs, if any should be performed prior to placing the home on the market. Many times homeowners prioritize repairs based on their own personal preferences. The Collins Group will provide you with “the mind of the market” to suggest the best choices for repair. We will then go over the process of contract to closing, step by step, so you will know exactly what to expect from us throughout the transaction!

 

4.       Put up the sign and put the lockbox on the door, and let the games begin!
